About Project
BRCC is a 3.3-acre industrial/flex property located at 1144 S. 500 W. in Salt Lake City, along the I-15 corridor near the 1300 South exit. Colmena Group acquired the asset in October of 2025 as the former corporate headquarters of Black Rifle Coffee Company, and held the property for approximately eight months before executing a full-cycle disposition to a new buyer in June of 2026. The acquisition and disposition were fully executed in-house by Colmena Group.
Project Brief
BRCC consists of a 31,302 SF building comprising 14,734 SF of office/showroom space and 16,568 SF of warehouse and storage space (11,856 SF in the main building and 4,712 SF in a separate storage building), plus a secured, gated yard of roughly 1.5 acres. The asset features 18’–26′ clear heights, three-phase 480V/400 amp power, a wet fire suppression system, and General Commercial zoning that supports a range of redevelopment uses. Extensively upgraded office finishes, including executive offices, conference rooms, and a showroom/retail display area, reflect its prior use as a corporate HQ. The low 22% site coverage ratio leaves substantial yard and expansion capacity for industrial or flex users.
